15 tips when selling a house

01/11/2018

You wish to sell your property and wish to get the most out of it? A house can be on average 105 days for sale before it is sold. Keep in mind our tips to speed up sales. Tip 1: Be aware that a picture of the house also does a lot with the feeling that you have at a house. If you take pictures of your house, for example to put it on the internet, the photo can already have a different feeling if it was taken on a sunny day, than when it was taken on a gray day. Tip 2: Keep an open house, so make sure that people get the chance to come and take a look inside. Making a real appointment for a viewing is often too high a threshold, especially if they do not (yet) see the house as a real contender. With an open house you also get the still orienting people inside. Tip 3: If you take photos of your house, make sure that there are no (detrimental) distracting things on the picture. Take for example; garbage bags, lying around toys, laundry on the clothesline and so on. Tip 4: If you are present when people come to look at your house, make sure you look well groomed, so not in training pants and the same style you used to get out of bed this morning. So make sure that you look decent and reliable. Tip 5: Have a broker arrange the viewing of your home. People can feel very uncomfortable when the owners of the house are present while they are watching the house. Tip 6: Make sure there is a snack and a drink during the tour. If people feel good about the house, they will also want to buy the house sooner, a hospitality is something that makes people feel good. Tip 7: See every viewer / interested person as a potential buyer, so always be enthusiastic about your house, tell how happy you have been so far with the house and what kind of beauty it could bring in the future. Is nothing coming out of the bus? Then you could already practice your sales techniques. Tip 8: Make advertising. Tell anyone who wants to hear that your house is for sale, tell how great you think the house is, a bit of exaggeration is allowed. Tip 9: Eliminate the overdue maintenance of your house, so finally fix that stoepje or painter now those frames. Every little bit helps and these bits will certainly make the potential buyer stand out if they are not done. Tip 10: Make sure your house is presentable, so clean everything thoroughly, even the places that you think are not visible. Preferably use cleaning agents that also smell fresh from themselves (for example, no cleaning vinegar), give people a real feeling that they are entering a fresh and clean house. Tip 11: Make the garden presentable. The garden is still the calling card of your home. A well-kept garden implies that the house is just as well cared for. People are frightened by a garden full of weeds and trash bags (which hopefully will not be there anymore if you've read the previous tips). Tip 12: Let a neighbour or family member walk through your house and point out everything that stands out, you do not see many things yourself, but you can notice the buyer. The neighbour or family member could point this out so that you could do something with it. For example, a brightly colored piece of furniture that does attract a lot of attention. Tip 13: Remove family photos that are visible during the viewing. The potential buyer must be able to see himself living in the house, with photos of other people it is much more someone else's house than that it might be your house. Tip 14: Remove unnecessary furniture. Many furniture make your home full and therefore smaller. Removing a lot of furniture and unnecessary decoration gives your house a more open impression and also looks bigger and lighter. Tip 15: Be aware that a colored wall in your house can also be very distracting, so opt for soft neutral colors. For example, a red wall makes the room smaller and, especially if it does not suit your taste, leads to a disadvantage.

Sell your own house

30/10/2018

Since I have a relationship with my wife, we have already sold a house two times. In all two times we have shown the buyers of our house itself. Potential buyers do not want sales talks but want to see the house and ask for details about the house. Who can sell a house better than the owner who once fell for the house? No sales runs In 2005 we went to live together and bought our first house. We bought the house of a housing association at a very favorable amount of 170,000 euro. In retrospect, we were not so happy with the place of residence and went looking for a buyer in 1998. We have engaged a regional broker for this. One day there were spontaneously interested people at the front door. We actually had to refer them to the selling broker. Fortunately, we did not do that. My wife was at home and took care of the tour. She did not have the sales tricks in her blood, but after the visit the house was sold to these viewers within one week. Coincidence does not exist In our second house we lived longer, namely from 2007 to 2010. Our eldest daughter was born and we wanted to make the next step in our living career. A house in a child-rich neighborhood and also next to a playground. For the sale we have once again appointed a regional broker. Several viewings have been taken care of by our selling broker, but unfortunately without success. When the house was for sale for several months, we participated in an open house day. In the last fifteen minutes there was still a viewer. My wife has shown him around the house, and you guessed it …… the house was sold within a few days. Guiding yourself, also at house 3 In 2016 it started to itch again. Meanwhile, we had two children and the youngest was 11 years old. Time for the next step. A spacious house in a quiet neighborhood. For the sale we have done differently this time. We were used to guiding ourselves, so we called in Ralfan for the sale. Of course my wife has found the buyers again. Ralfan arranged the negotiations on the sales price and the paperwork, and the house was sold. Is my wife a sales-oriented saleswoman? No, not right. She is just friendly and honestly tells everything about the house what the potential buyers really want to know. She can explain very well why she fell in front of the house years ago. She knows the advantages of the house, but she also tells the disadvantages. The people who are led around feel the honesty and sincerity. That feeling can not convey a broker well. That is only possible for the owners of the house. During a tour, a selling agent can not answer many questions about the house. That does not happen to homeowners. Not everyone sees it sitting around to lead interested people around, but if you want to, you have to choose to do it yourself. The first step is to interest potential buyers for your home. You do that with a good online presentation. As soon as they visit your house the house has to do the trick, but an enthusiastic and friendly owner can take the tour, can really make the difference. Do you want to know more about Ralfan’s services? They call you free and without obligation to explain everything about self guided tour and all the steps that follow.

What is the sales price?

30/10/2018

A real asking price is very important and often decisive for the sale of a house. A too high asking price means that there is little or no interest and a too low asking price at the expense of the final yield. But what is real? The price is in fact determined by what a buyer has left over. But there are many factors that influence the price or value of a home. For example, think of: • The sizes (content, area and size of the plot) • Finishing level • The residence • Location • Recent transactions of similar properties in the same neighborhood • Facilities in the area • Accessibility • Reason for the sale On the basis of these factors and the calculation methods mentioned below, a good broker can fairly easily make an estimate of the fair value and advise on this. It always remains an estimate because the value of a house can never be accurately determined on the euro. Calculation methods • The comparison method: Comparable objects are compared with the home. Here plus and minus points of the house (think of dakkapel, construction, luxury kitchen / bathroom, insulation, etc.) settled. • The determination of the market: the term and the demand price of other sold and sold houses in the neighborhood are analyzed. This reflects the market trend, which partly determines the marketability of the house. • The historical cost price calculation: the basic value and the building costs of the home form the starting point for this calculation. The value of the home is not the same as the asking price The negotiating price generally includes negotiation space. In addition, personal circumstances of the seller also play a role. Consider, for example, the level of the mortgage. As a result, it may occur that the asking price that the seller wants to use deviates from the asking price that the broker advises. Depending on the valued value, the current condition of the property, the personal situation and the search categories on Funda, an asking price will eventually be established in consultation between the seller and the broker. Determine the asking price at Ralfan If you decide to sell with Ralfan, the valuer from your region will visit you for accommodation. After the home registration, the valuer makes a recording report with all the housing data. Together with your broker you can determine the asking price of your house based on the information from the valuer. With Ralfan you ultimately always decide the asking price yourself. If this asking price deviates from the asking price advice of the broker, an evaluation moment is planned after 3 months. The broker discusses with you by telephone what the enthusiasm for your home has been for the past 3 months and whether a request price change is desirable. In a free and no-obligation sales analysis, our broker can give you insight into the price development in your neighborhood, the number of searchers for your home and you get tips for the optimal sales.

Next, we will outline some of the challenges that confront them with a sale by an owner.  Challenges Of course, selling alone is not the answer for all sellers. It may require more energy and effort on your part than if you were to create a list with an agent. You will need to be able to show your house when the buyer wants it, if you are serious about selling. You have to pay for advertisements so that potential buyers know that your house is available and do research to know how to price your house. You must find and hire a good real estate lawyer to tell you which things must be disclosed to the buyer prior to a sale, to review any contracts and to ensure that you do not inadvertently discriminate against potential buyers. You must negotiate directly with buyers and with buyers’ agents. You must find an escrow company to manage closing. In short, sell
